Valued at $43,300,000, Cambridge developed a new 350,000 square-foot warehouse situated on 20.12 acres at 8210 Sous Vide Way which has been leased by Amazon for a last-mile order fulfillment center. The facility is cross-docked with dock-height loading, with end entrances for vehicles to enter the building for staging. The roof is TPO and affords a 32’ clear height. Originally funded by Preston Hollow Capital in the Brooks Opportunity Zone, Cambridge placed the facility, prior to occupancy, with a long-term client for a 1031 purchase.
The Amazon warehouse is situated on the former Brooks City Base in southeast San Antonio. After decommissioning of the base, the Brooks Development Authority – as a public-private partnership with the City of San Antonio – began redeveloping the 1,308 acre base in 2002 as a mixed-use haven for businesses and residential alike. Brooks has been designated as an Opportunity Zone, allowing businesses tax incentives to invest in high-poverty communities. Cambridge has formed a close relationship with Brooks Development Authority and is currently working on additional development sites on the base.
