09.15.03::915 Fifteeth Street, N.W., Washington, DC Sold for $8M

Cambridge and Cassidy & Pinkard structured the disposition of 915 Fifteenth Street NW, on behalf of 915 15th Street Associates Limited Partnership. The property consists of a ten-story office building containing 34,680 square feet of space. The property was sold for a total consideration of $8,000,000 to 915 15th Street L.L.C. and was acquired to provide the Washington D.C. facility for American Civil Liberties Union.

09.02.03::800 North Capitol Street Acquired for $103M

Cambridge Property Group successfully structured the acquisition of the leasehold interest in 800 North Capitol Street in the Capitol Hill submarket of Washington, DC. The property consists of a ten-story office building containing 302,892 square feet of office and retail space, one level of below grade office space, and a three-level underground parking garage containing 231 spaces. The project was purchased by WEH Capitol LLC, Galaxy 800 N. Capitol Owners, L.P., and MDH Capitol LLC, as Tenants in Common, for a total consideration of $103,000,000 from NGP Holdings III LLC, which was represented by Cassidy and Pinkard. A first Deed of Trust was secured from NY Life and was arranged through Legg Mason.

07.05.03::Cambridge Selected for NACO Build-To-Suit

The National Aeronautical Charting Office (NACO) has leased 130,250 square feet to be constructed in a single-story building by Cambridge Development Group in Lanham, Maryland on behalf of CA/Development Associates, L.L.C. NACO will occupy 100% of the rentable area which is 124,630 square feet. The NACO space will include approximately 30,000 square feet of general office space and 94,630 square feet will be printing, preparation, computer and warehouse use.

Cambridge is pleased to announce that it has successfully structured a lease renewal with Clarke American Checks for the entire 38,120 square foot building located at 9711 David Taylor Drive in Charlotte, NC. The Building, known as the Clarke American Building, was constructed 15 years ago for Clarke American and has served as a major check production facility serving its clients in the Mid South region.

The property consists of a twelve-story office building containing 75,271 square feet of office and retail space. The project was purchased by 1331 H Street Associates L.P. for a total consideration of $15,380,000 from Federal District L.L.C.

Cambridge Property Group successfully arranged the acquisition of 1025 Vermont Avenue (known as The Global Building) in the East End submarket of downtown Washington, DC. The property consists of a twelve-story office building containing 113,781 square feet of office and retail space and a two-level underground parking garage containing 149 spaces. The project was purchased by 1025 Vermont Investors, L.L.C. for a total consideration of $22,950,000 from Global Realty Corp.

11.11.02::Cambridge to Construct FDA Build-To-Suit

The Food & Drug Administration's Center for Food Safety and Applied Nutrition's Color Certification Group has leased 65,760 square feet in a three story 81,702 square foot building to be built by Cambridge for Riverdale FDA LLC in College Park. Nearly 23,000 s.f. of the FDA’s space will be high-end laboratory space, and the balance will be office. The building will be constructed of masonry and steel, and have a 15’ slab-to-slab height to accommodate the FDA’s interstitial requirements for ducting the laboratories. There is an additional 15,000 square feet available for lease in the building.
